1. Serious Buyers - People who look for a home now are serious buyers.
2. Less Competition - Serious buyers have fewer houses to choose from during the Holidays and less competition can mean more money for you.
3. Interest Rates - In Illinois, rates have come down a bit and traditionally are lower in December/January.
4. Taxes - Some people must buy before the end of the year for tax purposes.
5. Corporate Moves - January is traditionally the month for employees to begin new jobs. Since transferees cannot wait until spring to buy, you must be on the market now to capture that market!
6. Restrict Showings - You can still be on the market, but you always have the option to restrict showings on certain days.
7. Delayed Closing - You can sell now and negotiate for a delayed closing or ask for post-closing possession until early next year.
8. Offers on Christmas and New Year’s Eve do happen - Joe and Jean have done this before and will do it again... if that is what needs to be done! Best gift ever, right?
9. Moving Prices - Moving costs are typically less expensive due to less demand.
10. Beat the Spring Market - There is certainly more activity during the Spring, but hey… no one (even us) can predict when that will start.
